Hello, I am offering 18% APR for 1 year, interest only payments, balloon payment at the end of 12 months for $60,000 to be used for down payment assistance, rehab and debt consolidation. Hello Henry, there are other ways to have monthly cash flow while you are waiting to buy property. I am an investor in MI looking for a $35,000 loan at 18% APR 6 months to a 1 year term which is decent money to make while you are waiting to buy properties yourself. I own several properties in various stages from being under contract to refinanced and cash flowing. I am looking for a private investor for a short term loan and can offer lien position in my properties to secure the investment. Hi William, you talked about personal deals you'd like to fund as well as I am looking for funding and pay my investors well, 18% APR. I would love to discuss the projects I have with you. Hello,

I am seeking a secured working capital loan for $125,000 to purchase a duplex and a 12-unit building, plus provide a small amount of working capital funds. The term would be 12-18 months, 15% APR (interest rate negotiable), 12 month loan total interest paid would be $18,750, 18 month loan total interest paid would be $28,125 which is an extra $1,562.50/month for the investor. The entire amount of interest would still be paid even if I prepaid the loan. The amount allocated to the duplex would be $20,000, the 12-unit, $105,000. The appraised ARV of the duplex is $104,000, the approx. ARV of the 12-unit is $498,900, more than enough equity to cover the investment. If interested I have a detailed key information analysis for each property and would be happy to explain the full scope of the projects as well as provide my investing history. Hi Scott, I sent you a separate message through biggerpockets that gives you all the information you asked for. But to answer your questions in case anyone else is interested, the properties are vacant, the cap rate used is 13%, they do need full rehab. And again, to those interested I would be happy to provide a more detailed explanation and key information.

Hi Alex,

That sounds great but until I pay my credit cards off I don't have a 730+ credit score. When they are all paid off it is around 750. But I had to let some of them carry a balance this month. I do use creditchecktotal to keep track of my credit and I can show you my report with the 746 score I had less than 30 days ago. Unless you'll need to pull your own credit report, which is what most lenders have to do.

Hello,

This ad was posted before but some parameters have changed. This deal is PERFECT for a private investor (individual or company) that is just simply looking for a good return on investment. I have tried hard money, private lenders from many brokers, etc. and their programs are too strict for this deal.

I have two properties that need to immediately be refinanced or repurchased-current lender is flexible with the terms required-to pay off the current loan amount.

These properties can be handled together or separately, one, a 5-unit, needs $80k of rehab with a projected ARV of $258k. The other, a 12-unit, needs $220k of rehab with a projected ARV of $497k. The current lender is willing to refinance or sell them back to me for $100,000. So if done separately $40k (for example) could be attributed to the 5-unit making the LTV off the ARV only 46.5%. The 12-unit could have the remaining $60k attributed to it making the LTV off the ARV only 56.3%. So a lot of room in there to split the profit at the refinance of the deal.

The rehab for the 5-unit is projected to be complete in 4-5 months, the 12-unit 6-7 months. I plan to refi at 75% LTV upon completion. If done separately that would yield an approximate check back of $73,500 minus loan fees and closing costs for the 5-unit and for the 12-unit approximately $92,750 minus loan fees and closing costs. I am willing to negotiate the back end splitting of these projected profits.

Regarding NOI, the 5-unit is projected to yield $$34,700 and the 12-unit, $63,500. I would be happy to provide additional key information detailing this project if interested. Please respond ASAP if interested to [email protected].

Hello,

The financing I had to refinance a 5-unit I own fell through so I am looking for a very short-term 45-day loan to purchase the note so I can secure other financing for the building. There are several other options for financing, but the close process will take 30-45 days and the note purchase needs to happen on or before Monday, October 29th.

I am asking for a $206,000 loan to purchase the note for up to 45-days and am offering 1st lien position, a 10% effective rate, principle of $206,000 and interest of $20,600, $226,600 total will be due at the end of that up to 45-day period at the close of the new financing.
