Hi Pamela, sorry, New York is too away for me to manage, plus I don't know the market at all. I've been investing in my back yard, so to speak! If you or Dan start lending in Michigan please let me know! I do know you can lend 10 times here before having to register for any type of license or anything!

Hi Jordan, I'm not quite at 20 either, I have 7 properties, 4 that are done and rented (some I need to rerent as the tenants moved out) but out of the 3 buildings I have 11 doors so would be happy to help too!

Hello, I have 2 SFR's that I am looking for funding. One, purchase price at most $25,000, rehab $40,000, ARV $120,000, the other, purchase price $25,000, rehab $30,000, ARV $95,000. This would be 18% APR for 1 year. I have detailed loan proposals for the interested investor available. Hello, I have a multi-family building that I am looking for a $45,000 investment, 20% APR for 1 year or less. ARV $330,000. This would be a 2nd lien position which is why the APR offered is so high to cover the additional increase in risk. I am also willing to offer a percentage of the back end profit as well. I have a detailed analysis of the project for those interested and am ready to answer any questions. Thank you for your consideration!

Hello, thank you for your post! A lender wouldn't but a private investor wanting to make a good return would, and a private investor is what I am looking for. It just depends on if the private investor wanted 1st or 2nd lien position, how much capital they had to invest and if they wanted to invest it this way. Plus, once this deal is done, there are future deals as well if the investor wants to invest again. Thank you!
