Hello!

I am seeking a private money loan for $265,000 to purchase and renovate a 6-unit apartment complex in Kalamazoo, MI. The purchase price is at an 18.1% cap rate with built in equity. With rehab and proper management I can increase the rent by 37% and the value by 57%. I am offering 8.75% straight interest/year on a 4-year loan regardless of prepayment. This yields the investor not only above current return on investment for most retirement portfolios but over $40,000 more in interest than a regular 4-year compounding interest loan would pay with the way the proposal is written. Thank you Mark! From what I understand the seller stopped paying attention to the properties because he stopped doing his business for a while. Now he's starting his business back up again and just wants to get rid of the properties. I'm not sure how much he knows about the rent rolls and I don't think he has p&l statements. I might be able to put together projections based on current market value of rent in the area. He did say there were tenants and I'll ask him if he at least knows how many tenants he has and what his vacancy rate is/was when he was active in the business. But I get the feeling he won't know or won't really care to talk about it much. I think he wants this in his rear view mirror because of his current endeavors. I tried to put what little information I did know in the BiggerPockets calculators and realized just how much information I don't have. That's why I asked the question of how much info do I need because given my purpose of just wanting to flip it to a rental investor or rehabber, how deeply do I need to delve into the numbers? Thank you!

Hello, I am relatively knew to real estate investing and I've started out with wholesaling. Now I'm putting a deal together that has significant profit potential for any investor. There are 4 properties right next door to each other I'm looking to wholesale. The properties are 2 SFR, 1 apartment house (10BR, 4BTH) and an 1,800 square foot garage/warehouse all worth $788,000 on the low end. My question is, how much information do I need to market the deal? I'm trying to sell these properties for only $550,000. Even after repairs there is still over $100,000 of profit potential for anyone who buys them. Not to mention, even if that person wanted to keep them they are right in the middle of an up and coming development which would be very good for the long-term value and cash flow. I'd look into keeping the deal myself except as I said, I'm just starting out so a project of this magnitude for me to keep is beyond my comfort level. I know there will be other deals down the road I'll decide to keep. Any advice would be greatly appreciated!! Thank you!
