There are plenty of members who are making a killing in subto. A lot of them are off running their own businesses at this point. It comes down to how much action you take and its also not a priority to justify our business to those on the sidelines!

I am currently renting a 4b 2ba, and a property management company is handling all the management on the house for the owner. Im interested in talking to the home owner if they would be open to turning our contract into a lease option. However Im not sure how to go about contacting the owner, given that the PM company would likely not want to lose out on future business. Wondering if anyone has any advice or experience with something like this!

Considering starting with an airbnb arbitrage business for cashflow. Wondering if the downsides are worth it, and which markets I should be looking at!

I'm currently renting and am looking to start investing in my own real estate. It seems like a USDA loan could be a good choice if I find a deal in the right area, I could just use some advice on getting started and how to go about this process!!
