Hello, everyone. I am currently in contract for a triplex in Cincinnati Ohio. Two of the units are currently rented out, and we are planning on renovating the vacant unit when we get the keys. We are thinking about air bnb'ing the 3rd unit after we renovate it. The property is located close to the City in East Walnut hills and I was thinking about trying to target Travel Nurses due to the high density of hospitals in the area. What is the best way about targeting travel nurses? Also does anyone have experience with Air bnb in Cincinnati/ East Walnut hills?

So after talking to other people I cam up with this. Since I am an agent a getting a commission from this deal it is beneficial to buy it at a higher price. My colleagues said to cross out the portion of the contract that states they giving me 30k at close, and to create a separate addendum. On this I can either ask title to put the 30k in escrow or ask for a cashiers check at closing. Also I might just purchase it for 320K.

@Joe Splitrock thanks for the response. The LA said these owners are very hands off. And don’t want to fix anything before close. And 320 was their lowest but he suggested us asking for a 30k credit.

Hello bp world. I am currently under contract to purchase my first rental property. In the contract we wrote that we want to purchase the property for 350k and get a 30K credit at closing. The lender just reached out that they couldn't do that, does anyone else know a creative way to get a credit like this from the sellers?

In my opinion if you are looking for lower crime rate you want to be on the east side of the city. I’ve lived here for around 18 years. Areas that are really great to invest in are. (In no specific order)

1. Hyde Park and Oakley (if you can find a deal that makes sense).

2. Mt. Lookout /Columbia Tusculum/East End

2. Just went under contract with my first deal in East Walnut Hills, lots of growth happening close to city and hospitals.

3. Evanston

4. Madisonville (this is surrounded by all really nice areas and a bunch of rehabs are happening around here.

5. Mt. Adam’s

7. Covington Kentucky and Mainstrasse

6. Over the Rhine, has taken a Complete U turn but still has pockets of really high crime rates. But has a

By far been the most gentrified portion of the city, and a ton of room for improvement.

Hello BiggerPockets world, I am from Cincinnati Ohio and am currently taking my courses to become a real estate agent. I was wondering if I could get some insight from all of you very smart investors about what you specifically look for in a real estate agent.

What separates the “rockstar” real estate agent from your average run of the mill one?

As and investor what can I do to give you and myself a ton of business?

I recently started a 3D imaging business using the insta 360 one X. We are having trouble figuring out light saturation with over head lighting, causing the image to become blurry. While using the insta 360 app we can change the aperture, shutter speed, and HDR manually, but when taking 360 pictures with the matterport app we cannot change any of these settings leaving us to just trust the matterport program's automatic settings.

Does anyone have any ideas on how to fix this issue?
