Hey Tara, I have had plenty of success building my vendors list/ hiring people off of the Facebook groups. Definitely vet them before having them come to your project but you should check out some of the "Atlanta contractors" groups. Plenty of spam just like most Facebook groups but plenty of good apples as well. I know some of my investors have had this success as well.

I agree with Davids point of considering where you want to invest compared to where you live. Luckily all three areas are not too for away from each other and have their own benefits. I just completed a quick search for all three areas looking at active inventory compared to closed leases for the last 180 days. Seems to be plenty of opportunity.

@Shay Yao Hey Shay, there are a lot of factors that come in to play when considering your specific budget as well as those three areas. Are you looking for something turnkey and ready to go or are you willing to put in some work on something before signing a tenant?

Hey Everyone! Happy to connect with you all and looking forward to growing my network and using this platform to learn from everyones experience. Also looking forward to sharing some of my experiences form the last few years in this market. 

I have been licensed here in Atlanta for almost 3 years now and have cut my teeth in the investment residential space. I started working for a company where we would serve properties to investors using the double close wholesale model. After that I transitioned into an acquisitions position where I would underwrite and negotiate investment deals for my company where we were actually the end buyers. 

After being involved in right around 40 deals (Mostly flips, some rentals as well as subject to transactions), I am now an agent with Keller Williams Intown Atlanta. Im looking forward to closing more deals and connecting with other investors in my market as well as outside of my market! 

Again, I am looking forward to connecting with all of you and lets have a solid 2025!

It sounds like that person is trying to wholesale the deal. Has become super common with these wholesalers learning how to create terms on deals that have been sitting on market for a while. I also agree with Nicholas here. Does not make sense why they would want to take over a rate like that.
