Quick question for anyone that's using StayFi (a router device that allows you to capture emails from your guests before they get access to WIFI) 

We've been using StayFi for a few weeks now and have noticed that only 1-2 guests per stay are using WIFI. Mind you, our typical stay includes 7-12 guests so we were expecting to see more emails being captured. 

Our suspicion is that 1 guest is signing in, and then somehow "sharing" the wifi via their Iphone to other guests, allowing them to circumvent the email entry process to gain access to wifi. 

Is there a way to restrict that action from happening via StayFi settings?

Planning to start construction on a unique STR within the next 6-8 months in the general NW Austin area (Cedar Park/Lago Vista/Jonestown).  Looking for any experienced contractors that have dealth with cities in this vicinity to help navigate known hurdles specific within these jurisdictions and help us reduce any unecessary surprises along the way. Good morning! I’m about to start renting my first short term rental and have been hearing that it’s essential to have a smart lock. When I do my research there are tons of options. 

Does anyone have a favorite brand they’ve used that’s worked well for them?

Good morning, I'm new to Bigger Pockets and am currently looking to purchase my first Air BNB. I'd like to post two questions. 

1. One tool I've started using on AIR DNA is the "Rentalizer" and I'm seeking feedback from others that have used this tool. How accurate has your experience been with this tool? The cap rate and NOI calculations seem to be generous.

2. On the Rentalizer tool, the NOI and Cap Rate actually increase when I lower the number of guests from 10 to 4, I'm curious why this would be the case, and how this is being calculated.
