I am new to real estate investing, but have been researching nonstop for over a year now and am stuck in analysis paralysis due to inexperience and fear. I am looking to get my first deal under my belt, but am torn between starting out with a fix & flip, or renting out a property. I have $10k set aside for a down payment whatever I choose to do, which I know is not very much for a down payment, but I plan on purchasing a discounted / distressed property and possibly getting a renovation loan if I go with a fix & flip. I just don't know which strategy / structure I should go with for my very first deal. I understand the pros & cons to each option. Any words of wisdom from an experienced investor would be much appreciated.

@Dave Hutson thank you for reaching out Dave. I have not really explored house hacking, as my strategy is to buy, fix, and flip a few distressed properties using renovation / hard money loans that will cover the home cost + repairs. I figured flipping a few properties, with a minimum $10k profit on each one would allow me to acquire the capital necessary to get into the buy & hold business. But again, I feel like I’m stuck not knowing which route to go with getting started.

Looking to get my very first deal done. I’ve been extremely interested in fix and flip opportunities for about a year now and feel like I’m going through major “analysis paralysis”. I need to find a mentor, preferably someone in the Michigan area. I just finished college and have about $8,000 in savings. I live in Battle Creek, MI and have a reliable contractor ready to rehab my first deal. I feel like I’m lacking direction and am nervous to pull the trigger on a property due to my inexperience. I’m very driven and want to be a successful real estate entrepreneur like many others, but am struggling with finding the right property.
