Hi Tyler,

I would keep it. You can always sell it in one, five, ten years down the road if the equity you could unlock is hard to resist.

Good luck,

Hi Eli,

Your startup sounds very interesting, tell us more. I have an interest in solar as I have a solar city PPA on my personal residence and would love to be able to monetize my other roofs.

@Jay Hinrichs great advice and mentoring to your friend. Hard work and patience count for a lot.

I will sign the petition to draft you into doing a podcast. @Brandon Turner and @Joshua Dorkin can split the difference and fly to PDX!

Post: Making OFFERS before you see the property

Brandon,

I have offered before viewing on some of my best deals. In hot markets, speed is everything, and before 10 people can view a property, I have already done a quick analysis which includes some assumptions, and sent in my offer. In some cases the realtor doesn't want to waste a day on showings, and we get our offer accepted early and they mark the property pending within hours. The last house I closed on it came across the RMLS as a killer deal that was way under priced, right in my area of focus, so I sent an offer of $1,000 over asking. The next day (after getting the offer accepted), I viewed the property and started due diligence. We ended up getting $10,000 knocked off the price for repairs, so the purchase price was $9,000 under the original asking price. Your due diligence period gives you plenty of time to ask for concessions, but once you have an accepted offer you are in the driver's seat and the seller is anxiously awaiting getting their check at closing.

I would suggest closing and then "cash for keys", but of course there is the risk of a lengthy eviction.

Good luck!

 Hi Ian,

My wife and I do mostly small multifamily and a few single family rentals for buy and hold investing. Waiting for rent checks is a lot less stressful if you don't need them to buy groceries!
