I have offered before viewing on some of my best deals. In hot markets, speed is everything, and before 10 people can view a property, I have already done a quick analysis which includes some assumptions, and sent in my offer. In some cases the realtor doesn't want to waste a day on showings, and we get our offer accepted early and they mark the property pending within hours. The last house I closed on it came across the RMLS as a killer deal that was way under priced, right in my area of focus, so I sent an offer of $1,000 over asking. The next day (after getting the offer accepted), I viewed the property and started due diligence. We ended up getting $10,000 knocked off the price for repairs, so the purchase price was $9,000 under the original asking price. Your due diligence period gives you plenty of time to ask for concessions, but once you have an accepted offer you are in the driver's seat and the seller is anxiously awaiting getting their check at closing.
