Post: Ideas for W/D Connection in kitchen??

So as the title says I have an older property lined up that I'm trying to renovate for a rental and within the kitchen there's a W/D connection right next to the stove and fridge in a very awkward way. Question I have is, how would you address this if you were looking to rehab it?

Would you consider making some kind of cubby/room thing in that location that would semi-block off the W/D from the rest of the kitchen? Maybe in a stacked manner? Would you just ignore it? Or? All ideas are welcomed

Property is in a C class area and is an older property from the 1920s.

Looking forward to getting ideas from you all!

Description of the pic: that door leads to the back yard and I'm standing in the opposite corner of the kitchen to give you an idea of the space I'm dealing with.

@Sharath Chandra Pilli

IMO the best place to start is the place that you currently live, chances are you know the area the best and you're close enough to drive and be hands on and get experience doing the whole bit.

If for some reason you cannot start where you live then I would suggest increasing the radius bit by bit until you find a market somewhat near you that you can dig into.

Some people have done it, but it's not that likely that as your first go you'd be successful and pleased with jumping into long distance investing right off the bat and still fully green.

@Isham Zabala

No, the average renter in an average isn't seeking solar panels as a selling point for a home of interest.

I don't even know of the average buyer is at that point yet either to be honest.

@Margharita Silva

Zillow is fairly reliable but bare ones compared to some other reports you can get through other services like Avail.

In my experience Zillow gives a good snapshot but digging deeper was something I valued and gave me more piece of mind.

Post: Does a house need to be rundown to BRRRR?

@Yumiko A.

No it doesn't need to be rundown necessarily, but it's definitely going to be a home that requires pretty much a complete interior renovation.

Think new floor, new paint, new fixtures, all updated little bits and pieces etc. that just make the home look modern/present day.

Depending on the market and home condition you can get by without touching the exterior, but again it depends on market and exterior conditions.

@Jacob Beg

If you don't have the stomach to charge late fees, adopt an automated payment system that charges late fees automatically so you don't have to even think about it.

Your only other option is to keep dealing with a troubling tenant or to not renew the lease like others have said.

@Wendy S.

Wendy as an update here, I am in the process of completing a refi and it's almost a perfect BRRRR.

I couldn't be more happy!

@Gp G.

I personally have not seen a lender that doesn't charge an appraisal fee, especially because the appraisals are done by a third party and that third party definitely wants to be paid.

If you see someone offering refinances with no appraisal fee, I'd be a bit wary of that entire lender.

Also to get a feel for your home value, Zillow is a great estimate tool to see comps in the area and is entirely free.
