   I want to ask if any  lenders require one to obtain a college degree in order to receive a loan to invest. I don't have any debt whatsoever, but judging from what many of what non liberal successful people have scientifically demonstrated, it seems to be that college might be a trap and hindering potential gains. What are your answers to the above responses?

   How is Net Operating Income calculated and how is it supposed to be used in analyzing a property? What aspects of net operating income could reveal a winning deal or a losing deal?

  If you are reading this and started investing in real estate with $20000 or less, or with no personal money down, and had massive success in your real estate investing career, what did you do exactly to start out and how were you able to identify the best properties that generated great returns and forced appreciation? If the person that I listed above is not reading this, who do you know  that has done this successfully starting with $20000 or less or no personal money down?

 @Sam Amir Based off what you are saying, should I always buy under or at the market valuation price? Would that be the intrinsic value of the property?

   What is the most effective way to analyze a multifamily  property and what needs to be accounted for when valuing a multifamily  property? Does the intrinsic value need to be the after repair value as suggested by Brandon Turner or is there some other value that should be considered the intrinsic value of the property?

What method is the best way to value a Multifamily property and how is it done? Also, in the cap rate equations (NOI)/(Cap Rate) = Value and (NOI)/(Price)= Cap Rate, does value and price mean the intrinsic value of the property or do they mean the market value and the market price of the property? Is there any reason why the two equations have value on one but price on the other if they are the same thing when algebraic ally manipulated? Or do they mean the same thing?

   Does the government, private organizations, or any other source provide grants for real estate investing? If so, could you please state what they are. Also, are taking out loans and going into debt a good to begin in real estate investing? If so, why?

  How does one determine the intrinsic value of a property and how does one pinpoint whether or not a property is undervalued compared to its intrinsic value?
