Valuing a Multifamily Property

What method is the best way to value a Multifamily property and how is it done? Also, in the cap rate equations (NOI)/(Cap Rate) = Value and (NOI)/(Price)= Cap Rate, does value and price mean the intrinsic value of the property or do they mean the market value and the market price of the property? Is there any reason why the two equations have value on one but price on the other if they are the same thing when algebraic ally manipulated? Or do they mean the same thing?
