Hey @Kyle Mitchell,

I believe a hard money loan will be more expensive than a private money loan. The latter is typically an interest-only loan while the former will charge interest (6-12%), points (3-5%) and other fees (underwriting, document prep, property inspections). Hard money loans will also typically lend 60-80% ARV so if you're only coming in with 20%, it might not be enough, depending on the specific lender.
