#1: Hi @Daniel Hynes. Is this an off-market property? Are you getting a loan or all-cash? Does the seller own it free and clear or do they have an outstanding mortgage? What's the asking price and how much are the current rents? Is there room on the lot to build an additional unit/ADU? Low-balling is a good idea if it actually gets you the property. Often times it prevents any further discussion as the seller has been low-balled plenty in the past and is aware of what they have and have their own reasons/motivation for listing it at the price they did. What's their motivation? Why are they selling? What are they doing with the money post-sale?

Hello,

I own a triplex in Dolton, IL that I purchased for $155,000 in 2017. The Cook County Assessor has it valued at $230,000. I don’t know if that’s the true value or if some inflated number assessor drummed up to collect higher tax.

My thought is if it really is worth $230,000+, I’d do a cash-out refi and pull out some equity. I’m having trouble finding comps for this property as Zillow, Redfin, etc haven’t been too helpful.

I was wondering if any real estate agents licensed in IL (and is familiar with the Dolton, IL area) can give me a quick comp of the property. DM for address.

Any help would be greatly appreciated!

Dave Foster I own an SFR in my name. I would like to 1031 into an apartment building. The apartment will be bought by an LLC I'm going to create. Any issues in doing the exchange within that type of ownership structure (sell in my name and purchase in name off single member llc?) If no issues, then what if the LLC ends up a partnership prior to purchase of the upleg. Will that nullify the 1031? Thanks as always. Eugene
