I just closed on my 1st investment property last week. WOOH WOOH!! I Moved to Florida from West Virginia in 2021 but kept the townhouse I bought there in 2018 and placed a tenant. I got with a loan officer that does nationwide loans "Capital Commercial" and refinanced under my new company Eugene Housing Choice LLC. the interest rate was higher than I wanted it to be but was expected of course because of the current times that we're in.

Thank you everyone. your replies have been very helpful I now know to use a private lender. Its unfortunate but YES 5 years is seasonal with Navy Federal and they will not LTV for anything less

Good Morning, I live in Florida and I've owned a town house in WV for just under 5 years now; 4 years and 2 month's to be exact. It currently has a mortgage and has been occupied with tenants for just over a year and I'm now wanting to put that home under my LLC, but cannot find a bank willing do a (LTV) loan to value because the home isn't seasoned meaning it hasn't been occupied by me or a tenant of mine for 5 years or more. does anyone know of a bank that that can help?

Good afternoon. My current tenants at my Townhouse have been on a 1 year lease agreement pending a home build of their own that they plan on having finished by the beginning of March of this year. I'm trying to find a new month to month lease agreement doc to put them on but I'm not having any luck. does anyone know where to find one?
