May I ask your opinion then?  If you have a two bedroom house that rents for $700, how much per month would you set aside for management, taxes, insurance, and a reserve for maintenance and vacancy?  Assuming you own the house without a loan.

Hello All.  Has anyone considered the Clayton Morris investment offerings for buy and hold homes?

Their recommendation is to put away 40% of the rent for expenses and contingencies like vacancies and maintenance.  The other 60% would be your income.  Is this a realistic proportion for a C neighborhood?
