Not that I'm completely reluctant... I have 20k cash that I'm trying to use wisely.. I'd prefer not having to put it all down for a down payment. 3.5% down really sounds good.

Looking at buying my first duplex. I am curious as to the best financing for my situation. The duplex is a nice 2br 1bath brick built in the early 2000s. Both sides are rented and under HUD. My intention is to purchase the property as a local investment. Currently no plan to live in due to my job providing housing already, so as far as I can tell that rules out FHA and VA (I'm also a veteran) loans. What kind of loan should I look for? Is a conventional the best route to take?

Looking for my first investment property. I'm 25 years old, married with a child on the way. I have been able to save about $20k and am ready to purchase something that will supplement our monthly income without taking too much time away from our current jobs. Personally I feel like multi family properties (duplex/tri/quad) to start with but I would like to get some opinions from you guys.

Thanks Lawrence! The reason I say I am looking in the Lufkin area is because that's the only market that I really know and have connections to. But if the numbers are right I would consider investing elsewhere.

Hello my name is Ethan, I am 25 years old from Lufkin Tx and am looking for my first investment property. I have listened to at least half of the BP podcasts so far and have read Rich Dad Poor Dad, The Book On Managing Rental Properties, and a few others in preparation for my first real investment. I have saved $20,000 so far and I would like to invest it wisely. My wife and I are expecting our first child in February and would love to have some cash flow outside of our daily jobs. What is the best investment? Personally I have been interested in buy&hold property but I am open to suggestions. I am looking forward to learning as much as possible from the BP Forum.
