I'm looking for suggestions on how to raise capital for my first deal without asking for handouts from family and friends. I can underwrite and market targets and convey my overall strategy; however, I am having trouble finding private lenders, investors to partner with, and the appropriate time to pitch myself to the aformentioned.

I am looking to partner with someone looking to pursue value-add multifamily opportunities in the multifamily market in Philadelphia. Preferably someone with fundraising acumen and/or experience in multifamily acquisitions. I have knowledge and experience underwriting multifamily investments and other core asset classes within the CRE space. I'm looking to branch out and invest for myself and/or a fund structure and want to bring in a partner.

I understand exactly what your saying Jeff. What if there is a low risk of things going bad though? If, for example, the building was a stabilized performing asset with a reasonable DCR in a gateway market? Even if it is purchased at market.
