Quote from @Jake Soper:

Probates are some of the best leads for direct mail marketing. However since there aren't many leads available at any given time, it is a competitive space. So its important to market to probate and pre-probate leads as soon as you receive them. @Ethan Romero

thank you for the advice Jake!

Quote from @William Merone:

Hey Ethan, you need to find the executor & mail to them. This address may be different than the decedents address.  We have done this and it works very well.

thank you, do you have any advice on how to find said executor or pr?

Hello BP, I have decided to go very niche and start mailing probates. I have my list and most of the mailing addresses on the skip trace are that of the property. My question is, would it be effect to mail the home or has anyone done this and it was effective?

Thanks, Everyone

Hold on to it. It looks like it’ll cash flow plus your tenants will be paying off your mortgage

What would you think about selling it, using a VA loan for the next house for 0 down, then use the sale from this house for a rental in a different area? Or maybe using the sale of the house to help purchase a larger house that I'd be able to house hack?

It really depend on your goals, it depends on how fast you would like to scale up. Sounds likje you have a ton of options it reallly comes down to your strategy and goals though.

Hey Tyler, rentometer is a great resource as well as the bigger pockets rent estimate. It pulls comps of rents of similar properties within the area.

Quote from @Wayne Brooks:

While there is an “fha 203k certification course”, this is a private company,  not sponsored by fha, and doesn’t really matter. It’s essentially a marketing gimmick, even though the contractors should know the process.

It is your Lender, not the fha, who Approves your contractor. Any legit licensed contractor with insurance and proper experience can be approved, it’s just a 2 page application. The draw schedules are fair and any contractor who can’t work with them is not a contractor you want.

Picking a good contractor you can work with is the Most Important part of a 203k.

This was great advise thank you Wayne!
