Not unethical at all in my opinion. Everyone has their unique advantage (at least succesul investors do) so more power to you. You are correct to be tactful with the approcach but take a swing. Good luck!

I think what you've gotten here is sound advice. The numbers are too thin for it to be a "deal'. I think what matters most here though is what your parents want to do. They have a number in their mind that they want/need to walk away from the property so that's the first priority. Any profit for you would be secondary in my opinion.

I don't know that area well enough to advise around the numbers specifically but assuming you are in the ballpark a retail sale may be the best move forward. Now is a great time to be listing in Northern VA. Paint, carpet, minor aesthetics would be all I look to do unless "every 4/3 on the same street that sold at 450 had X". Then you may have to consider adding X to get to the number. More is not necessarily better here, good luck man!!

Hi Annie, these are Cliq Studious cabinets in our latest rehab. They were great to work with and we are satisfied with the quality for the price we paid. We went with the Rockford line which I believe is the base line and they are still solid wood/soft close cabinets and drawers. Good luck!

Thanks for the input @Kelly Hall that's exactly what I meant by knowing the area better than I. I visited the Manchester Area last weekend to check on another lead and that area has a much different vibe than the subject property. Like you say, not necessarily a bad thing, but most certainly a different thing.

Where do you want to buy the multi fam? Richmond city only or will you consider other areas? What price point and does it have to be 3-4? Duplexes or 5+?

I recently wrapped up a deal with a seller in Brookland Park (Northside) of Richmond, VA. I followed up with him yesterday and he told me he is thinking about selling a property on the Southside of the city in the Manchester area and asked if I was interested.

I know that this area has seen a lot of investors close to the river but looks much different the further you get from there. The subject property is on Warwick Ave.

I'd like to get some feedback on the area from someone who knows it better than I do.

Welcome to BP @Rebecca Napier I hope you have gotten off to a great start in 2017! There is a wealth of information here, @Evan Jarvis gave you some great starting points. Also, the podcasts are a great way to learn while your commuting.

My wife and I are active investors in the area and are finishing up a couple of projects. She is an active realtor as well. We are looking to acquire our next flip and will buy a couple rental units by the end of the year. @Tony Grant please add us to your buyers list for deals in Fredericksburg, Stafford and Prince William Co.
