Welcome to the wild world of RE investing. The NOVA market is a competitive one and there are no shortage of Meetups for you to attend. There are several local REIA groups and the like that meet on a monthly basis. The best NOVA meetup in my opinion is the DMV deal makers meeting (Punch into Facebook to find the group). It's free and the people that run it are actually doing deals in the market. I don't get up there that often as I am in Stafford VA but when I do, that's the meeting I go to.

Best advice I can give you to land that first deal this year is to stay in these forums, dig into these blogs, soak up as much of the podcast as you can, be willing to work for free and take action! Good luck bro!

The area you've mapped out is a pretty big one. Richmond and Henrico are very different markets then Central and Northern VA. That said, the answer to your question is yes! Like Levi said, it's far from easy to track down good deal nowadays but a good wholesaler is an invaluable resource. Get good at digging up off market deals and you can write your own checks. Welcome to BP Chance! Looks like you have the NOVA support you were looking for to begin your wholesaling business. 

If you find yourself a little further down 95 in the Prince William/Stafford/Fredericksburg area I've got a good attorney and title company you can use.

Typically we try to assign contracts when we wholesale for a cleaner transaction but that's my personal preference. Both ways work, good luck!

I just had a situation like this at the last house we bought. Previous owner left a sail boat in the backyard, last registered in the 80's. My trouble was that the previous owner was deceased so there was no way for me to contact him. I ended up selling the boat for parts on Craigslist which got me around having to go through the state to get it retitled in my name. I don't know what the process is with titling a trailer in GA when it's found on property but here in VA/MD I would have had to ...

-Make documented attempts to contact original owner

-Put a notice in a public forum (newspaper) giving him 30 days to claim it 

-Go through titling process and pay to have everything switched over (another 30 day process) 

-Repeat process for boat trailer

For me, the process outweighed the reward of selling it as a whole unit. It would have only been worth about 3k if I'd sold it in one piece. I'm in the business of flipping houses, not boats so I just got it gone.

If you can't contact the original owner, you might try to list the trailer "as-is for parts" to get around the titling headache. Good luck man!
