You might want to call the Montana Board of Realty Regulation. If you get your salesperson license, you'll need to get a signature from a supervising broker before submitting. All the supervising brokers i know work at real estate brokerage firms. If you pass the salesperson license requirements, but then get hired at a prop mgmt firm, that firm would need to have a supervising broker on staff that would sign your application and thereby, commits to take responsibility and liability for your actions, while you're a salesperson. Hope that makes sense.

hi Chantel - I’m an agent in Billlings. When you choose a course, you’ll pick either prop mgmt or salesperson. If you get your sales person license, you’ll also be allowed to practice prop mgmt. No additional coursework is required. If you pick a prop mgmt license, you would not be allowed to do any sales or brokerage work. As a sales person, you’ll need to “hang your license” with a real estate firm.

Most major markets in Montana are great, besides Bozeman which is seeing a lot of out of state investment and capital coming to town which is pushing down CAP rates.

 Hi @Ethan Kanning  What do you think about Butte?  It has a college, it's nearish to Yellowstone, etc.  Cap rates seem to be there. 

I have a few listings in Butte and it is one of the most unique and potentially lucrative markets in all of Montana. Property values are extremely depressed but the rental market is still strong. I have a friend out there who is collected 12 units in the last 18 months and has blended portfolio CAP of 20, absolutely unreal. Most properties need some or significant rehab so you would need to find a good contractor and a property manager as well. Most investors are all local. Also, any new inventory at a reasonable price gets scooped up within a day or two so you need Local Intel as well.
