@Darius Hollis I'm curious if new investors that are looking for opportunities in the market will miss out on the artificially low interest rates if they rise substantially. Which seems like it would hurt those that missed out because they would pay more each month in interest towards payments.

I know a decent bit about ARMs and that they have caps on the movements of rates on an annual change and also life time change. Where as the decision to refinance a fixed mortgage depends on the cost/benefit of the refinance. What exactly would be the pros/cons of an interest rate hike for financing deals?

I just noticed today that the interest rates on conventional mortgages went up by 25 basis points. In what ways will rising interest rates impact Real Estate investing? Should there be any concern for those that don't locked in a low interest rate?

I am currently working on my Alabama Sales Prelicense and would like to hear opinions on obtaining a license. I know that it's not completely necessary to have in order to become successful in investing. However, I think in terms of the education it is worth the time being invested. 

Any advice on getting into commercial real estate?

I am currently doing a commercial real estate internship this summer. I want to get the most of my time with this internship. 

What should I focus on the most?

I'll go to those sites and follow the directions like you mentioned.

That's what I thought too. I asked them about placing bar codes on the signs but they would prefer to not spend money. Which I'm sure it would not be that expensive.

I'm doing an internship this summer and was assigned a project by the client. They currently own large amounts of raw land are wondering what it would take to have a cell tower placed on the property. 

As for the research, what should I look into?

I've looked for agents that specialize in cell towers but have not been able to find any.

ANY advice on cell towers would be much appreciated! 

I'm doing an internship this summer with a commercial real estate firm and they've assigned multiple projects for me to do. Right now they want me to come up with a way to keep track of all of the signs that they have in a warehouse and the signs at the listings. Any suggestions on methods of tracking them? Should I create a Microsoft excel doc and track them that way?

  • They are currently using Microsoft excel to track the signs but it's not effective
  • Over +300 signs 
  • Multiple sizes of signs / riders / frames

Would this house happen to be a reasonable first time investment? I recently found this on realtor.com

Looks as though the home would need some serious restoration. Seems like a reasonable price for the house but I'm unsure how much it would cost to restore the house.
