Hey fellow investors,

I've recently come across a challenge in a "subject-to" deal and I'm reaching out for insights and solutions from this knowledgeable community.

The Challenge:
How can we structure a "subject-to" deal in a way that mitigates or eliminates the negative impact on the seller's DTI, while ensuring the mortgage remains in their name?

We're looking for creative yet legally sound strategies that can help ensure a win-win for both parties. Have any of you faced a similar situation? If so, how did you navigate it? Are there specific trust structures or other legal instruments you've successfully used in such scenarios?

Currently I’m attending college full time to get a business degree and working a full time job in finance and accounting keep in mind I’m only 20 years old at this point. This doesn’t leave me much time for my true passion that is real estate. I want to get out of finance and accounting and get into the real estate industry. I’m struggling to justify the cost and time all for a degree. My goal is to get my real estate license and start my investing journey. However my parents are highly opposed to the idea. They feel that because they’ve never known anyone successful and seen failures in real estate it simply isn’t possible to be successful. Also they feel that it takes a ton of up front capital to get started, which I know simply isn’t true.

What are your thoughts and what should I do!?

Any advice would be greatly appreciated.

I hope to eventually become a full time investor/ business owner.

I know the 70% rule is a good general starting point for fix and flip investors in terms of purchase formulas.

What purchase formula do you use?

Hey everyone, my name is Ethan, I’m a 20 year old guy from Texas and I’m looking to get my first wholesale deal. ANY answer is greatly appreciated! My question is:

As a wholesaler how can you structure a deal where the seller wins, the wholesaler wins, and the buyer wins? (How do I best serve my interests, the sells, and the buyers)

I want to be a wholesaler that solves problems, and gets good deals where everyone wins. Any advice would be greatly appreciated!

My family will be inheriting a house that sits on a 1.8 acre lot. The house we are currently living in is valued at approximately $200,000.

The house we are inheriting is older, and would need a significant remodeling.

My question is what would be the best decision:

Sell current home scrape off old house and rebuild a new one.

Live in the older house on the 1.8 acres and remodel over time while renting out our current home for about $1,800 a month.

Sell the old house, build another house on the 1.8 acres and rent out the older property.

Etc.

We’re not quite sure what to do any advice would be greatly appreciated!

Hello everyone my name is Ethan Garrett, and I’m making steps towards my first wholesale deal. I’d like to start things on the right foot. Yes I know I might be getting ahead of myself, but I’d like to treat my wholesale journey as a business and put proper systems in place. So my question/ questions is:

What combination of software/ marketing should I be using to help streamline the wholesale process.

What software should I be using to organize all the data I’m collecting on sellers and buyers. (Contact information, location, property info, etc.)

What software/ systems work best for generating leads.

What software/ system works best for following up on leads.

What software/ marketing strategies have you found the most success with.

@Anthony Vargas currently I’m trying to find a real estate attorney to go over a contract with me and give me advice on how to structure my contracts and what means what. But I’m at the point where I’ve learned a lot on my own and I need a mentor to come and help fill in the gaps/ walk me through a deal, and how to decide what’s a good deal and what isn’t.
