Hey Tim! Since you already have experience with other properties and, I'm assuming, the market, I think you have to decide whether $100/month is worth the amount of risk that comes along with the property. I would not take that deal with so little cash flow because if something went wrong, there is very little room to make your money back. 

If there is a way to negotiate into better cashflow, I would take that approach.

Hey Erik! I am a HML and am actually looking for banks to set up a new partnership with on the commercial lending side. Do you work with, or can recommend, anybody that might be able to help?

Hey Ray! When it comes to finding a lender, you have a ton of options. You could either find somebody local to your market, or a nationwide lender. It's most important that they have your best interests and understand your situation best.

Hey Katie! If you would like to keep the property at market rent, without concerning the tenant with too harsh of an increase, you could also provide a credit back to the tenant each month. This way, the property stays competitive in your market and the tenant is still taken care of.
