Can someone explain GSI and Cap Rates for me? I have more of an understanding of GSI, but I want to be positive about it. I know these things are important when analyzing deals. I'm kind of new to R.E investing so I'd appreciate the responses.

What are some good things to study/learn before diving into the real estate world. I'm 21 years old and I know the basics of real estate. I've been looking over flashcards that I've made myself for a month so far. I analyze a deal a day and I'd consider myself to be motivated to learn new things. I don't have any properties at the moment and I'm currently serving in the Army. Any tips or pointers to apply to make myself more "prepared" to be an investor would be great!
