Newbie TIps for Real Estate

What are some good things to study/learn before diving into the real estate world. I'm 21 years old and I know the basics of real estate. I've been looking over flashcards that I've made myself for a month so far. I analyze a deal a day and I'd consider myself to be motivated to learn new things. I don't have any properties at the moment and I'm currently serving in the Army. Any tips or pointers to apply to make myself more "prepared" to be an investor would be great!

Learn how to analyze deals. For example how to calculate the NOI, GSI and Cap Rate of a deal and do this continuously until it is basically second nature. Second you should learn how to analyze your market and specifically your submarket. If you become an expert in these things you will see opportunities that no one else does.

Good luck!
