Is there a way to sell through a 1031 Exchange but then put the proceeds directly into a bunch of capital improvements at an already-owned like-kind property? This way you do not necessarily need to identify a new property within the time limit. And if so, would you have to disburse all that capital within a certain amount of time? 

The pickup price is good enough that we stand a very good chance to make 600-700 a month in cashflow, even with all expenses.

OR 40k on a rehab flip.

I prefer to flip and make my share... 20k for doing relatively little (other than putting up 120k for a few months.

However my partner probably wants to keep it and rent it for years. He said he would manage it, but I can help do some landlording if we want and we can spell that out.

So my questions now are:

1) Does it really matter if I put up all the money if we are going to REFI in 6 months anyway and I will cash out completely?

2) Is it bad that we are not deciding until later whether or not we will keep and rent it?

3) If we end up doing the REFI and hold, what are the risks of having my father come in as a credit partner to enable to the REFI? (He is already my funding partner on my half of the deal)

Tom, where do you get your flooring? I'm just curious because I used to live in Rochester. Is it the kind that looks like hardwood or tile?
