Thanks for all the answers! For clarity, the offer is for a lump sum payment of tens of thousands of dollars for a perpetual easement. No monthly checks.

I received an unsolicited offer -- several tens of thousands of dollars - to grant a perpetual billboard easement on some of my commercial land. Anyone know how I can go about valuing such an offer? I have no experience with billboards.

For clarity, I have 40 units I want to turn. The portfolio is a few hundred units. I do have full time property managers and maintenance, and a couple guys focused on turns. I’m just looking for more hands so I can speed up turn velocity.

Hello! I have about 40 apartment units in Sioux Falls I'll need to turn in the coming months. Any suggestions for how to find one or more contractors to help remove bottlenecks? The flooring guys are usually quick, but I could use a few more guys who can paint or do light cosmetic work. I could make it a full time gig (turns & maintenance) for candiates looking for something more consistent.

Jumping on the thread a bit late, but I'd also like to connect with Maui investors -- particularly those that can intro me to a great property manager. 

Long story short, I have a midwest portfolio with some equity. If the numbers work, I'd like to take some gains off the table and 1031 into a decent investment property on Maui.

@Mario Am I believe the map was originally produced by @Sterling White and posted at: https://www.biggerpockets.com/blog/guide-grading-indianapolis-neighborhoods


Others have pointed out that it could be dated. But as far as I know, there is no publicly available resource that does a better job giving the 30,000 foot view of Indy neighborhood quality. That being said, I have property on N. Rural and would agree with @Josh C. and @Neil Goradia that the street is changing fast.
