I’m good with money. I’m working as a server right now, I’ve put away some money.

I work very hard. Unhealthy amounts. I dedicate myself.

How do I get that first time deal? I lack experience for any lender to feel safe (I might lack confidence too)

How do I get experience and confidence? I've read both Brandon turners books on real estate. I'll be grabbing David's BRRR when it's out.

What’s your advice, experienced people?

@Jason DiClemente that’s what I was thinking. It’s coming out at $12 cashflow for me!

@Andrew Fredricks I’m just making sure I ran the numbers right. Also, biggerpockets re formatted that, the number is after each category. For example, hoa is $40/month, mortgage is 1200 a month. Hopefully that clears things up (:

I’m thinking about getting a vacation rental. The guy in getting it from says the numbers work for him but i cant get then to work. Cost: 235,000 Rent: 2,500 Tax: 118 Insurance: 100 Managment: 500 Mortgage: 1200 HOA: 40 Repairs: 250 Cap. Ex: 250 Vacancy is already calculated into rent.

I live in an expensive area. Would it be better to long distance invest or short term to begin with?
Hello! Im 18 and I just moved to Austin Texas and have been listening to bigger pockets, lurking on the forums, reading their books, and been getting ready for my investing journey. I’m currently working on getting my license. Before I invest I need a job and I was planning on going to a Verizon or Apple store, somethIng that pays commission, but then I thought maybe ask investors in Austin if they need help with something, and will be willing to pay commission out. So, here we are. I’d love to meet for coffee and talk more. My skills are mostly sales, marketing, and such. I’d love to learn and grow with whatever opportunities get throw my way.
If you are or know an investor friendly real estate agent, please message me or reply to this thread! Thank you(:

Hey! So I’m 18 and in 3 months I’m moving cross country. Now I’ve been reading a lot and learning about real estate investing. I’m wondering if anyone has any ideas or pointers on where to start out as a job or for income. I won’t be going to college. I want to do something that’ll make me enough money to survive on and that’ll teach me about real estate. I plan on being a real estate agent but that probably won’t happen for another 5 months or so, I’m looking for something to do before I move. I live in a small community currently, and I’m moving to Austin Texas in August. Thanks in advance!

Hey everyone!

I’m 18 years old, eager to invest, about to move to a city and have read a handful of business books.

Primarily 4 hr work week, richdad poordad, and I’m currently reading the book on rental property investing!

I’m from Central Wyoming, a pretty rural area with about 10,000 people. I will be moving to Austin, Texas in about 4 months (August). I’m moving because I like the city and it seems like a good place to invest.

If you have any tips, books, movies or anything, please suggest it to me!

Thanks in advance, and I’m always open to network just in general.

(:
