I guess refinancing (and rent the apartment) and using the proceeds is the best way to extract the equity to use towards a new home? Is there a better way?

If I sell an apt building I bought using a FHA loan, can I use the original investment and capital gains (I believe it would be tax free for the first $500K since I'm married) to buy a primary residence (1031 exchange), or do I have to reinvest it in a commercial property?

3 properties on E Florence Blvd and Compton Ave that were recently rezoned from 1:1 FAR Neighborhood Business (Commercial only) to 3:1 FAR Mixed Use (Commercial and Residential), with 150 units density/acre and additional incentives for joining lots. Properties are currently a strip mall (7 retail stores including Auto Zone, Pizza Hut and Subway), Nail Salon with 3 studios in separate structures and a parking lot.

Ideal for Mixed-Use redevelopment. Let me know if you would like further info.

I don't think its possible considering there are no capital gains taxes when doing a 1031 exchange... It seems like the program is designated to have capital gains from non-real estate assets reinvested in these Opportunity Zones.

But I could be wrong...

I have 2 commercial buildings that cash flow very well and have been recently rezoned to allow for residential. Who can I talk to that would be able to help determine if its worth redeveloping the property? Do I go straight to a developer and see what they think?

I have 3 adjacent properties in the Los Angeles that are going to be in an Opportunity Zone.

One thing I cant find is how to go about finding funding from Opportunity Funds if I want to re-develop the land. Is this something the developer would look into? Or should I see how much money we would be able to raise from these funds before looking to construct a building?
