Justin,

Are you interested in lead abatement or lead remediation? Many local contractors are certified for lead abatement and it’s not expensive compared to lead remediation. Most local investors don’t invest in lead remediation unless required or funded by a grant. Currently there is a county grant for lead remediation if you qualify, which is not difficult to qualify for.

Hi Joseph,

The Syracuse University has generally been a stable market with good cash flow. The prices are higher than most other parts of the city and there's been an increase in competition over last few years, but it still provides a good long term investment. I'm working with a couple of landlords looking to get out of the business after 25+ years in the SU area, if you're interested in taking a look at the numbers, PM me!

If you have cash or funding for the renovation, what @Ronald Starusnak mentioned is a great idea as well and popular in our area.

Our team has tracked some stats on this but it constantly changes. We used to be able to average about 7-10% below asking, but this year it’s been impossible to track because there’s been so much competition on any decent deal that most of the time they go above asking. At the end of the day, the most important factors seem to be days on market and how much traffic. I usually have a chat with the sellers or listing agent about how much competition we’re against before putting in the offer. I agree with Chris, at the end of the day it’s what works for you. 

For example, earlier this year I bought a property that had a total of 21 offers for $14,000 above asking. I did that because it was 3 doors down from my parents and was going to save a lot of time and money on labor. It worked out great for me.

@Emmanuel Longo We do most of our work with Paul Finch, he's a local contractor in Syracuse and works with many of the local BP community investors. Hi Casey,

The rental demand is very high currently and has been for a while. There’s about a 95% occupancy rate in some parts of the city. There’s been a big demand for multi family and flip properties in the past couple of years and most of our clients and continuously looking for more buy and holds. Overall, Syracuse has been an attractive place for investors.

From my experience, the GSAR has a better exam pass rate. But, that’s something that will ultimately depend on you also. I don’t know if it’s necessarily significantly better.

The information is all the same. The delivery may be different.
