Hi Everyone, I don't live in Bend but I love it there and dream of moving there one day. This where I'm probably leading more with my heart than with my head, but I want to buy a place in Bend that will at least break even for me. I want to rent it out (not vacation rental) and eventually move there. I'm wondering if the rental market is hot even for non vacation rentals and what typical rent would go for in the NWX area. Sort of difficult to tell from just craigslist listings as i don't see much for rent in that area. Thanks in advance for any help or insight from locals. :)

Hi There,

I'm currently in a partnership with 15 other investors. A multi family property was purchased which is going to be put in the name of the LLC formed with these investors. I have an offering letter I signed, had reviewed by an attorney. So the ambiguous part is we need to wire transfer money (our contribution to this LLC) to the bank directly in the name of the LLC, however the LLC hasn't been solidified yet. It's semi chicken and the egg problem. I need to pay my portion to be part of the LLC yet I don't really want to pay until I know I'm part of this LLC.

How can this be rectified? How is it normally handled? Someone mentioned and escrow account is the way to go but even then I'm not clear on how the escrow account will protect me and if there's anything special that is needed when setting up the escrow account.

Advise much appreciated!

@Amit M. , if you get your car towed in SF you be paying $500 to get your car back + any ticket fees. I found out the hard way, so hoping no one ends up in the same situation. :)

thanks @Dmitriy Fomichenko for your reply. So I think I'll do step 1 and 2, and sit on it until I know if I want to leverage it in a self directed Roth. No idea on how long it takes to the the conversion, if it's a matter of days, weeks, etc.

I'll look into the Solo 401k as well. Thanks!

Hi, I don't even know if this is possible.

I do not qualify for a Roth IRA or a deductible IRA.

I believe I can open up a non deductible IRA and convert it over to a Roth and there is no income requirement (cap) to do so.

Can so also do the same to a self directed Roth?

I was hoping to see if I can open up a non deductible IRA and convert it to a self directed Roth. Has anyone done this or have some information they can share on the process? Thanks!

so what if they say it was vandalized by someone else. I would assume if someone tried to break into the rental and damaged it in the process you can't blame the tenant. This is where the line gets a bit fuzzy to me. I suppose this won't happen often and it would depend on how much I really want to pursue it
