Furnace and water heater doesnt really matter unless the furnace is being upgraded from a chimney to a high efficiency which will change it to a pvc vent. If that's the case ask the hvac guy if he'll vent it for you. If he will it doesnt matter. If he won't then plumber first so he cant vent your furnace.

Had a basement leak three weeks after a tenant moved in and was out of pocket $5000 due to incorrect plumbing by previous owner. A month later, I got a call that the basement had flooded again. I was not happy. Called same plumber out and found wipes in the drain. Unfortunately for the tenant, I billed him for the cost of repairs.

Well when you turned in the one set of keys, did you do a walk through with your landlord? Did you discuss the return of your security deposit? Do you have in writing your move out date? If none of these happened, I’m not sure why your LL thought you moved out. Bad communication on both sides. I doubt you’ll get money back because you turned in keys.

Im rehabbing a house. It needs a furnace, water heater, and updated electrical panel. I have a different contractors for each job. In what order should I get the repairs done? Or do I have all three there at the same time working on each issue? Thanks

I agree with @Marc Winter.

My tenants are responsible for all utilities including pest control, lawn, and snow removal. I don’t want to get stuck paying a high utility bill due to carelessness.

Buying a house for rental property because it was “cute” and not getting it inspected.

Not properly screening tenants because I thought I was “helping” someone.
