Ask yourself.....Did you sign up to manage a homeless shelter or manage cash flowing rentals? I hope it’s managing cash flowing properties.

I’m only two years into this game and I can be the sweetest person but don’t play with my money!! I have a child to put through college. I have grown to have a low tolerance for the BS.

I personally would not do it. When he moves out, I would have to go in and put stuff back to “normal” for the next tenant. Sounds like he isn’t going to be a long term tenant either.

I was thinking the same thing!! It appears this guy is a pro. Why don’t the guy just buy his own house and he can do whatever he wants. Also why is he renting house to house and growing. Can’t stay in one place for a long period of time. It’s a no-go

You’re doing a good job!!! You asked us how WE do our accounts. In no way would I give you advice on how you should do yours. Im on this forum for conversation. I also wouldn’t make someone feel belittled because he/she does something different from how I do it. I’m very comfortable on how I’m managing my rentals as far as my LLCs and bank accounts go. We all have different ways of managing our rentals but our main goal is to make money. What works for one may not work for others. You do what works for you and be happy with your decision like I am 😊.

No I wouldn’t. Why?

1) because I’m a scary cat. Not going in a bad neighborhood at 10:00 at night for an emergency

2) because I wouldn’t rent where I wouldn’t live

3) because I’ll be paying more in homeowners insurance than rent coming in

4) because I would spend more money than the home would be worth trying to put the best flooring, appliances, fixtures, and other amenities so that it would look the best on the block. 😊.

I now have 7 properties and 5 of them have its own LLC and bank account so that they are protected from each other. I self manage. I'm very organized and my husband does the repairs. If it's a repair that he cannot do, we have personal relationships with a handyman, plumber, and electrician.

Last year I had a major plumbing repair where I had to borrow money from another account. But will pay it back at the end of the year.

My best tenant so far is a single male in his 40’s. Pays in advance and I do not hear from him.

I’m finding that my tenants with no past evictions, good references, and good credit are great also because they have something to loose. I’ll take credit for that because I screen better 😊.

I learned real quickly from having tenants from hell and of course they had bad credit and judgements. They had nothing to lose.
