Hi BP community,

I’ve successfully added a second story to a home in Atlanta and am now exploring whether this is feasible in Fort Lauderdale, FL.

I’m curious to know if anyone has experience with this in the area. Are there specific zoning or structural challenges in Florida I should be aware of? If it’s possible, I’d love to connect with someone who has done it or knows the ins and outs of the process. Any recommendations or insights would be greatly appreciated!

Hey BiggerPockets Community!

I'm reaching out for some guidance or leads on potential lenders who could assist me with a cash-out refinance for a 6-unit property in South Georgia. Here's a bit about my situation:

I purchased this property all cash and have since put in the hard work to renovate and rehab it. Now, I'm at the stage where I'm looking to refinance in order to pull out some of my initial investment. The property's estimated After Repair Value (ARV) is around $525,000, and my total investment stands at $350,000.

This is my first venture into a property with 4+ units, though I consider myself a seasoned investor in other real estate ventures. All six units will be fully rented out before the refinance, ensuring steady cash flow.

However, I'm finding it a bit challenging to locate lenders who specialize in cash-out refinancing for multi-unit properties in the South Georgia area. If anyone has any recommendations, experiences, or leads they could share, I would greatly appreciate it!

Additionally, any tips or advice from those who have navigated similar situations would be invaluable to me at this stage.

Hello

I currently have 30 doors ranging from triplexes to 4plexes.

Currently I am using RING as a security system and I use WiFi from one of the units to connect the cameras. As you can imagine, sometimes the frequency may drop, and I may need access to the units to fix the cameras. That alone can be a headache getting tenant availability then constantly paying to have my maintenance guy reset the camera.

I am looking for a standalone type of security system that may have cellular data’s and allows me to view properties remotely.

I appreciate any suggestions. 🙏🏽

Hi Deisy. My opinion is to stand your ground specifically for all of the newer, younger women that tend to be taken advantage. Learn the business and spend your time building a team of people that you can learn to trust.

I don’t throw the trust word around loosely, but ideally they will know more than you in a particular field. At the very least, it will point you in the correct direction to do your research before making a decision.

Last but not least, come to bigger pockets and ask a question. I literally used the knowledge from here to go from 0 to 20 units in 3 years.

You may have to make a few phone calls over a few weeks to get the loan you want.
