If you’re looking to purchase a property management company 

That gets valued the way businesses get valued. 

Typically based on a multiple of Profit or Revenue. 

Depending on the size of the business and various other factors such as customer concentration, levels of effectiveness in operating procedures , systems management & employee structure. 
and lastly the level of motivation to sell. 

Keep in mind most good businesses are not for sale that’s why only 20% of business for sale actually sell. 
99% of the time a business that’s on the market is not a going to be a good deal so don’t base your judgement around what you find “available”. 

That being said the avg multiple for small businesses that actually do sell is 2x SDE. Keep in mind buying a business comes with a lot higher risk factors than buying Real Estate. 
there are many more variables in a property management business than there are in a property.

I’ve found CapCom does up to 100% on investment property (secondary home, not rental) 

And Island FCU out in Long Island does up to 100% on investment. 
I don’t know what area you are in, so I don’t know weather this would be helpful to you in your area. 

I’ve found that the best HELOCS are with local Credit unions , so it’s very specific to your region. 

@Natalia Soares does elements financial credit union do 100% LTV even for rental properties?
move seen many banks advertising 100%LTV but when it comes down to it, they only have this for primary residences. 
curious if they offer this for a rental property as well ?

@Craig Shute what is it about those specific markets that you are looking to stay away from, is it because of crime or ROI?
