Well I did lose my job which makes hard for me to find a lender but it would be to have income during rehab

This question is just out of curiosity if yr doing a rehab is it possible to work into the budget a cost for a project manager if u act in that capacity and so u can collect a salary while u r rehabbing

Well the building currently has tenants and I want to see about providing them with section 8 option because they won't be able to afford the rent increase once I take over and get the renovation done

What can u guys tell me about section 8 how does it work and what r the pros and cons I'm about to get my first multifamily under contract but it has poor people like single parents but once I renovate it and raise rents I don't want the current tenants to be without a home this building is located in southern illinois

If u find a house to put an offer in do u get a hard money loan so u can show a prof of funds letter

My first week as an investor and I'm already cultivating 2 deals and they would be done deals if I can come up with down payments. So wish me luck

at some point u need to stop studying and dive in because life is the best teacher u will ever have

I'm new to investing so i have a few questions about startup.

1. how do i go about creating a proposal for getting private money i feel i would be more comfortable going after my first deal if i knew the funds was going to be available.

2. is it better to have an llc when trying to get private funds that way im not personally liable

3. can i get a ball park figure on average what the lawyer fees would be to set up it up because i'm on a shoe string budget(living paycheck to paycheck)

any good advice would be appreciated i feel like such a noobie
