Post: Flat roof coating

John Warren - There is no such thing as torch down rubber. Nine chances out of ten the roof is a modified roof (asphalt chemical composition; essentially a one square shingle) which is applied using a torch or set in cold process (roof cement). Are the seams approximately 33" apart? If so, that's definitely modified. Ponding generally forms when there is deflection in the substrate (deck) or the insulation is crushed or wet. If the insulation is wet, it should be replaced so the substrate does not deteriorate from the moisture, compounding the problem. Once you've determined what is causing the ponding and address it; your next step would be to pressure wash the roof area to remove any coating no longer adhered to the roof system. DO NOT USE ANYTHING HIGHER THAN 2000 psi! Once the failing coating and debris is cleaned away, reapply a coating to the designated area. Thank you for the welcome, too.  2015 Goals are relatively low but I hope are realistic. In 2015, I would like to flip 3 properties and wholesale 5.  I am currently working on structuring my organization to ensure I am protected moving forward.  

Yes, I am looking for immediate opportunities where I can rehab a property to turn for a profit.  My area is rather broad meaning anywhere from Philadelphia County to the Lehigh Valley.  Let me know if you are interested in talking business in the future.

I'm 100% positive that someone had to use that prior to me, no? I am a three your major in self directed studying of Real Estate investing. I am finally at a point where I am ready to take the plunge and stop reading and start doing. I reside just outside Philadelphia, PA and would love to connect to some investors in the area. Hello BP, I appreciate anyone who takes the time to read my post. Brief description of my business and I, 10+ year sales and marketing professional along with a background of project management in the commercial construction industry. Over the past 5 years, I've acquired 2 rental properties, both are currently rented to long term tenants. I recently decided that I want to take this business to the next level. My goal is to get my company off and running and turn this into a full time business. I have been studying and learning as much as possible over the past three years and looking to partner with successful REI's. My area would be Eastern PA and that is where I am looking for opportunities to flip. I know that there are countless wholesalers active on this forum. I would hope to hear from the ones that are interested in growing our business together.
