Have you looked into whether you would make more money on Airbnb?

From what I can tell there are no ordinances in RC for Short Term Rentals..

Travel Nurse Groups on FB. introducing yourself to local hospitals, large companies, universities, turning off Instabook and moving to a moderate policy so you can clarify with guests they need to stay for at least 28-30 days to comply with ordinances. All different ways to attract the "long shorts". 

Get a hold of their nursing/employment assignment contract in case they try to pull a fast one on you and just squat or claim tenants rights. Probably won't be worth them losing their job if they end up being a burden.

Pricelabs has a built in feature to mitigate and manage orphaned nights. Pricelabs also automatically adjusts pricing based on seasonality and general demand. 

I agree on Instantbook. It's essentially a given that the Airbnb algorithm is favorable to those who make using the platform good for guests. 

Cancellations are just part of the game anyway.

I watched a one hour webinar with the CEO of AirDna and that's one of their best markets. Stable all year round.

Issac, your location depends on your strategy. The only thing you should care a about is ROI and profitability. High occupancy does not equal the highest and best use of that unit depending on your nightly rate.

Would you rather charge more and make the same amount in a month with less nights? Or would you rather have more bookings at a lower price per night? 

Every unit had it's equilibrium point. 

Back to ideal locations? That depends on your specific strategy and market.
