Welcome to the BP Family, and best wishes on your investing journey!  No way you are late the game, if you are planning to play for the haul, and based on your previous investments - that seems to be your interest. It is your race to run. I also invest in Colorado Springs but have been shopping in some less expensive markets recently.  
You've got a good model put together so far, and sounds like you are studying great stuff at the same time. There a few REI meet-ups in Colorado Springs that will be an excellent resource for information and networking! I hope to bump into you soon, and let me know if I can ever help.

@Frank Patalano thank you for starting this thread.

I know it is fear holding me back, just have been able to pin point the what the fear stems from. I’m all honesty, I think the lack of capital as well as the transition from Army Officer to Real Estate Investor. Sometimes I still like a fraud in the RE space. Full blown Licensed agent now and help others find homes, but still a mental obstacle from getting it done myself.

As sad as that sounds, felt good for write out and share.

Hey @Rob Stein. Hope all is well.  My partner and I have been investing in businesses and real estate in the Northern Virginia market, and just made the move to the Springs last month.  I am licensed and Real Estate has been my full-time career for the past two years, my partner recently left her nursing job and is helping me scale the business now that we are planting roots here. 

Would love to connect and share how east coast markets can differ, but the experience will definitely benefit you in this market. Maybe we can connect on one of your pre-move visits.

Excited for you guys to experience Colorado Springs, @David Epstein ! It will be nice for you to be stateside for awhile. My partner and I recently located here and absolutely love it.

Would definitely love to connect and maybe share some lessons learned before you arrive in the area, I am doing my best to shorten the learning curve on this amazing market.  I am a licensed agent in Virginia (not CO) and run a redevelopment business which we plan on growing in the Fountain - Colorado Springs area.  Connecting with agents is a very smart prep for the move! I am more than happy to help with any analysis or due-diligence.  

Do you plan on buying before you are home??

Hooah! Welcome, @Thadeous Larkin !! BP will keep informed, educated and motivated.  I was also an Army Officer - Intelligence. I got out in 2015 and have been doing real estate and franchising business since.  My partner and I recently relocated from Northern Virginia to Colorado Springs.
