I'm likely going to list my 3 bed, 2 bath house as corporate housing for travel nurses and other corporate housing needs in Lompoc, California and need a property manager. Any recommendations? Thank you!

I started stalking a piece of land that I think is perfect for a container home community/glamping facility/small home community... something along those lines. The owner wants to sell and she's accepted my invitation to dinner. I'll definitely need her to partner and owner finance in some capacity and in since I'm not strong with capital (yet), I want to show up as buttoned up as possible.

My question is how to come up with a rough sketch of projected operating costs? 

I see this as a community with pool, hot tub, fire pit, little cafe/restaurant. 

The property has space for approximately 27 units.

And I have no idea how to estimate monthly operating costs. Any links to BP episodes, or articles or something would be greatly appreciated. Thank you!

Hey everyone who is following this! As for my local market, Lompoc, CA, none of the mobile home parks allow Air BnB rentals or rentals at all unless the owner occupies the mobile home and rents a room out. I haven't explored any other markets, so I don't know if this is specific to this area or if that's the way it is everywhere. 

Hello! I'm getting my ducks in a row to purchase my first short-term rental property in Fresno or Bakersfield, market still TBD. I would love to meet Air BnB property managers, short-term property managers, corporate housing property managers, etc. I would also love to meet with badass realtors who have their eye on long-term relationships and are willing to kick *** even when starting small. If any of this sounds like you or you're thinking of someone I absolutely HAVE to talk to, please let me know below. 

FYI, I'm a military spouse currently stationed over on the Central Coast.

@Jack Martin thank you for that. I'm working on putting together my first deal and there are a few mobile homes for sale in my area. That was appealing because the return is projected to be pretty phenomenal and would be a fun way to get my toes wet. 

There is a piece of land zoned in a really cool town close to where I am for building a mobile home park and I think it would be a blast to develop it into something like what you were talking about for an Air BnB experience, but I'm trying to walk before I run. The idea of owning or developing a mobile home park is highly appealing though, so thank you for keeping the flame alive.
