Just to update, the HVAC has been replaced by the sellers. Phew! 

I'm a newbie myself. My partner has two rentals, while my first just went under contract last month. 

BiggerPockets has been a wonderful source of information. Searching through previous forum posts and blogs really helped me to find, analyze and purchase this property.

I would be interested, depending on the day/time.

I'm a small-animal veterinarian.
I work full-time at one practice and fill-in as an independent contractor at others on my days off. Rewarding career, but draining to work so many hours and can also take an emotional toll. Planning to use real estate to allow a transition to part-time W2 work. I doubt I could ever stop practicing veterinary medicine completely.

My contract is pretty standard, so I'll take a deep breath and wait and see. Thanks @Chris Grenier

 Heh, so perhaps I should invest in some of those AC unit cages I've been reading about?

Want to post an update: have another property under contract, inspection went well (except someone stole the central AC unit!) and am in negotiations with the sellers. Thanks again for all the support!
