For some reason I get more response in the mornings between 9-11 am. It all depends though. I would try it out and see which gives the best results.

I personally haven't read it but I've heard many people recommend  the book "If You Can't Wholesale After This: I've Got Nothing for You..."

@Kevin Polite Yes! Thats what I was thinking exactly.

@Jeff Kehl Yes I've lived in Lithonia as well. It's definitely an up and coming area. Housing prices are modest and there is a lot of rehabs and investing going on. I'm thinking people are going to start moving out that way since the housing prices in the city are rising. It's only 15-20 minutes from the city and very affordable to live. It's still a little rough in some aspects but I do believe it's improving.

I'm definitely leaning more towards the investing side. I want my license to be more of a tool to help with the investing. I have been mixing it up a little because I was trying decide which one made more sense for me. With time, I've realized investing is more in alignment with where I'm going.

Hey everyone! I was in need of some advice regarding skip tracing. I have about 70 vacant properties I found while driving for dollars. I've skip traced about 60 of them and haven't had much luck getting ahold of the owner

 Ive had some people say they weren't' really interested in selling but they would consider an offer... but then lowest price they're willing to accept is way too high!! 100k for a fire damaged home is way too much. I've had some people say they'll call me back but they never do and I can't get a hold of them again. A lot of numbers just ring and ring and give dead air. 

So my questions is... What is the best process to get a hold of these property owners? And what would you recommend for a follow up system? I feel scattered and a little discouraged. Thanks!
