I just ran across your post. We're also about to move to New Orleans and start some investing there (We've got a flip and some rentals in Mobile already, but my day job is at UNO). I've been thinking a lot about that Broad/Mid-city area as well as a good spot to look into more. I think it has some real potential with the re-development initiatives and the location.

@J Scott I love that unit of measure! We're just starting out, but when we talk about our goals, they definitely have more to do with the amount of time and experiences we'd like to have available, versus a specific monetary target.

My husband and I went back and forth on the duplex vs SFH when we were first buying, and went through all the pros and cons, too. 2 SFHs later we're planning to transition into a multi-family, now that we've gotten a taste for investing and cash flow, and are feeling a little more comfortable with being landlords. I can absolutely see both sides...a potential compromise might be if you could find a SFH with a detached carriage house or garage apartment? You could always start with a month-to-month, and if she feels uncomfortable, you don't have to continue down the rental path, but you'll have some great guest quarters and the option for the future to make some extra $ if need be.

Hi All! I've been lurking a bit over here on BP for a few weeks and have already gained some great insights and ideas, so I'm looking forward to getting more involved and seeing what other great information y'all have to share!

My husband and I started investing about a year ago, first by renting out our first home , then by picking up another rental in Mobile, AL. We're now working on our first flip, and are planning to sell our current home once renovations are done, and move into a small multi-family closer to my day-job in New Orleans.

We'd love to connect with other investors in both the Mobile and New Orleans area, or really anywhere (we like to travel) and continue to grow in the REI field.
