I’m a newly licensed agent in NJ. I have a question for all of the seasoned Realtors out there:

How did you get your first leads?

I’ve been following and messaging locals on Facebook but that will only get someone me so far. What are some other ways to go about generating leads?

I’ve heard it’s important to separate your personal finances from your real estate business finances. Within a year or so I plan on buying my first rental property to house hack.

Should I be looking into setting up an LLC before purchasing my first property, or is that something for later down the line?

I plan to start house hacking pretty soon, in about a year, give or take. I've been doing some research on loans, and the FHA loan caught my eye. I understand the basic requirements you must meet in order to be accepted, but I am curious about the "limitations", so to speak. Can I acquire an FHA loan if I buy a property out of state and use that property as my primary residence? Or must I buy a property in the state I am currently living in? I would assume I am able to move out of state as long as it is my primary residence, but I just want to make sure.

Hi, as stated, I am 17 (soon to be 18) years old. For the past few months I have been researching, reaching out to professionals, and attending seminars, gathering as much information as I can. I still have some time before I can jump into anything, but I feel as though I should have as much information as I can. I’m curious...

1. How much money did you have when you started in REI, and what method did you choose (house hacking, wholesaling, etc.)?

2. Learning from mistakes or successes, what would you recommend a beginner start out with?

3. What is the easiest and most efficient way for you to network with people?
