I'm looking for a wholesaler in the Moline Acres or surrounding area.  Property management is already in place.  Looking for 30 - 40K total for a property (either including rehab, or as is) with $850 or so in rent.

Interested....

Anyone know how to handle a tree that fell near or on the property line from the neighbors yard? Am I responsible for clearing the part that fell on my side of the fence? My insurance deductible is higher than the cost to remove ($650) and repair the fence ($150). I'm not sure if it's actually on my property. The fence may not be within property lines. I've never had a survey done.

Thanks Jon - after a good deal of looking around, I found someone local to clean at the desired rate.  I was able to keep my one night minimum, which was important to me.

I'm not sure if you're still in need of this, but I'm just finishing my own version of this spreadsheet from the Millionaire Real Estate Investor.  I'm down to show you what I did :) Pretty useful metric - it definitely was a missing piece to my analysis.  It is still incomplete, as it is based on assumptions, but ....any metric looking into the future will be incomplete.

Just an update - Airconcierge.net seems like a good price point at 20% of your gross income to do full service managment, which is cheaper than just hiring a cleaning service. However, when I called them, they told me they really only work with rentals that are above the 150-250 range per night with a two night minimum.  So, looks like there is still a real gap in the marketplace and a need for cleaning at lower priced places that do more single night bookings.  

I'm going to explore the idea of trying to hire one person instead of a company, and offer them a flat month rate.  I'll post updates as I have them.  Those of you with cleaning services should explore this gap - definitely some money to be made with the rise in AIR BNB rentals.  Our place really only takes 20 minutes to clean, so if rental owners had a bunch of places in one location, they could bundle them together.
