@Tadela Tedemet Where is this property? You want to be careful with flips to be sure that you are flipping in a part of the city where more properties have been sold than listed in the last couple months. That’s first. After that, you want your flip to be clean and objectively attractive relative to others. Then you set the price right and it will move. But this all depends on the comps. I don’t mind looking this it and giving you a little more detailed advice if you like.

@Steve Stuart It sounds like you've had quite a journey!  What kinds of units were you housing your marketing contractors in? Has your focus changed since then? It's always amazing to look back on our lives and see how we got to where we are. There are some really unexpected turns that lead to the best destinations sometimes. @Matt Wanner I agree. We also buy and hold and it has been great for cash flow for us. I imagine that there are still a lot of great opportunities to be found in Pittsburgh as in Cleveland. How long have you been investing?

There are definitely some great cash flow opportunities to be had and we can certainly help you build a reliable team. @Dan Tutolo raises a lot of valid points about the diligence required and the importance of having your financing in place but it is doable.

@Peter Johnson the people Im talking about can’t stay home with the kid. Hence the daycare. I don’t think anyone is fishing for your sympathy. People are just doing the best they can.

@Bill Goodland I meant this question to be answered from whichever perspective respondents have experience in and can speak to. I agree that the BRRRR method is the way to go in real estate. It is certainly the approach we have taken. Just trying to offer new investors a number of different approaches to consider. Thanks for contributing your thoughts.
