@Alexis Malan I have a friend that started his first Airbnb in his basement apartment in Pleasant Grove back in March of this year. It’s a 2 bed 1 bath and he brought in over $7k net just last month alone. He paid $10k to furnish the place and found a cleaner that charges him around $125 each time to clean and re-stock the place. He passes those fees to the customer in the “cleaning fees” on Airbnb. My wife and I are currently looking for a single family with a basement apartment so we can start doing the same thing. I honestly don’t think you can go wrong with Airbnb in the Utah county area.

I work at a used car dealership in Orem and Lehi, Utah. We're experiencing some major growing pains and are looking to expand our company. We need some helping finding some commercial real estate that we can use for a full recon lot where we can wash, detail, picture, inspect and fix all of our vehicles before putting them up for sale. Please let me know if you or someone you know has experience looking for something like this and can help us out!

@Brad Kroepfl I haven’t unfortunately. As far as I know the best way to search for owner information is through the abstracts in Utah county parcel maps and look through the signed docs to possibly find a phone number. I’ve had success contacting 4-5 owners this way. As for buying land from the state, I called and they said they don’t sell land they own, although I only spoke to one representative so some more digging is essential there. Everything is for sale for the right price ;)

@Michael Baum I appreciate the advice! I've never though of managing a vacation rental over the phone. I also forgot about having a handyman in the area to make sure fixes are taken care of quickly. As far as making sure those bigger mechanical items are maintained, how often would you recommend checking up on those? Would it be like a once/year thing?

@Dale Desmond Hey Dale! Nice to see you on BiggerPockets! So you would say that St. George is the better route to go than in Washington?

@Ryan Moyer Thanks for that info Ryan. I'd love to cash flow something down there if possible, but if we can at least get it to pay for itself each month and have a vacation home to go stay at anytime we'd like to that would be great! My mentor is looking for one and I've been thinking about one that I could maybe go in on with my 4 other siblings so we can all use it and split any cash flow that may come through each month.

@John Underwood How would you self manage through your phone? I guess I mean managing as far as clean up goes after each over night stay? Would I just find someone in the area that can make sure to take care of cleaning it and re-stocking supplies after each stay?
