2 weeks? That's like complaining that you made 2 low ball offers and they didn't get accepted. There is cheaper avenues of marketing until you get a deal or two to pay for it but anyone that has been doing this for a while will tell you that 2 weeks is WAY to short of a time to draw a conclusion on ANY marketing. Also right now the average amount of $ to spend per lead is close to 4-5k is competitive areas, $1,300.00 isn't enough to have a relative opinion.

I have used lead propeller for going on 3 years, I use their PPC, Facebook and SEO services. I have only had 1 or two issues in the 3 years I have used them and their support/customer service is on point. I spend about $5k a month with them and It is worth it to me. I get 2-3 very motivated DEALS per month and I dont have to deal with 30 calls a week from post card people wanting 2 million for their double wide. With online marketing they come to you instead of you going to them. Also you cant beat $70-$80 mo for the credibility of having an extremely professional website.

Looking for a local Attorney/lawyer for setting up LLCs and LLPs. Also in search of a recommendation for an Attorney that is very familiar with owner financing. Please let me know who you've used before. I'm looking for the killeen harker heights belton temple texas area.

thanks

Erik

We had a similar deal in Kzoo not to long ago. It was a bank home and we offered $22K and the of course just like every deal now days the bank came back and said "best and highest" and the realtor of course wanted us to offer more and said we probably won't get it. Welllllllll I can't stand this new best and highest thing they've been doing so what was said back to the realtor was something to the tune of "ok fine, $17,500, best and highest".  Much to our amazement we were top bidder. Possibly the only bidder actually which angers me a bit but just goes to show you if you stick to your original price and just do the sweet deals it ends up better than squeezing numbers.

Congrats on your first deal.

That's awesome

Thanks @Brian Adams i was actually already looking at star point as they had some good ratings compared to some others.

@Barry Ratliff I have a couple under contract in Cove right now. I love owner finance. I would say 70% of my deals are owner finance I just haven't seen the need for it like down in San Antonio from looking on craigslist and talking to people on BP. I guess I will really know when I move there next month. If you know otherwise please share what the market is calling for. And thanks for the recommendations.

Hey @Erin Brandt Welcome to BP. I just started investing in the Killeen Temple CC area as I am moving there myself in February.
